Kreedl – Terms of Service

By creating an account, accessing, or using Kreedl's website, apps, messaging, integrations, or related services (collectively, the "Services"), you agree to these Terms of Service (the "Terms"). If you do not agree, do not use the Services. These Terms incorporate our Privacy Policy and any other policies we publish.

1. Who We Are

Kreedl ("we," "us," or "our") is an AI platform that automates high-volume inbound workflows for residential property rentals. For property operators and letting agents, Kreedl handles tenant inquiries, qualification calls, viewing bookings, and applicant ranking.

2. Eligibility & Accounts

You must be at least 18 years old to use Kreedl's Services. You are responsible for the accuracy of the information you provide and for maintaining the confidentiality of your account. We may suspend or terminate accounts that violate these Terms or applicable laws.

3. Services Overview

Kreedl provides AI-powered tools and agents, including:

• Information gathering, enrichment, and communication tools.
• Matching based on tenant qualification criteria.
• Email, chat, or phone-based AI assistance.
• Notifications, briefings, and pipeline management via connected channels (Slack, Telegram, WhatsApp, email).
• Viewing scheduling via Google Calendar integration.
• Applicant pipeline sync with CRM and productivity tools (e.g., Notion, Airtable).
• Autonomous tenant outreach via AI-powered phone calls and emails.
• Watchlist monitoring and automatic re-engagement when listing availability changes.
• Applicant ranking and shortlist delivery for residential letting teams.
• Offer management and applicant bidding facilitation for high-demand rental listings.

4. AI as Decision Support; Human Oversight

Kreedl's qualification, scoring, ranking, and shortlisting features are decision-support tools. They are designed to assist, not replace, the property operator's own judgment.

• Final letting decisions (including who is shortlisted, offered a viewing, or approved) rest with you, the property operator, and require your human review.
• Kreedl does not make solely automated decisions that produce legal or similarly significant effects on applicants. You agree to maintain meaningful human review over any decision that affects an applicant's access to housing.
• You are responsible for ensuring that your use of any Kreedl output complies with applicable anti-discrimination and fair housing laws, including the U.S. Fair Housing Act and state/local equivalents, the UK Equality Act 2010, and EU non-discrimination law. You must not use the Services to make or support decisions based on protected characteristics (such as race, color, national origin, religion, sex, familial status, disability, or any other class protected by applicable law).
• Where the EU AI Act applies, you and Kreedl will cooperate to meet applicable obligations relating to AI systems used in the rental context, including human oversight, logging, and transparency.

5. Third-Party Integrations

Kreedl integrates with third-party platforms to deliver its Services. By connecting a third-party account (such as Slack, Telegram, WhatsApp, Google Calendar, Gmail, Notion, Airtable, or other CRM tools), you:

• Authorize Kreedl to access and process data within the scopes you approve during setup.
• Acknowledge that Kreedl will send and receive messages, create or update records, and read calendar events on your behalf as needed to operate the Services.
• Remain responsible for complying with the terms of service of each connected platform.
• Can revoke access to any integration at any time through your account settings or by contacting [email protected].

Kreedl is not responsible for the availability, security, or data practices of third-party platforms. If a third-party service changes its API or terms in a way that affects Kreedl's functionality, we will notify you but cannot guarantee uninterrupted service.

6. Data Protection Roles

Where you use the Services to process personal data of applicants, prospective tenants, residents, or other individuals, you act as the data controller (or "owner") of that personal data and Kreedl acts as your data processor, processing such data only on your documented instructions and only to provide the Services.

• Kreedl will not use applicant or tenant personal data for its own purposes.
• You are responsible for having a valid legal basis to provide applicant and tenant personal data to Kreedl and for providing all required notices and obtaining all required consents from the individuals concerned.
• Kreedl acts as an independent data controller only for limited data such as your account data, billing data, website analytics, and our own marketing. This is described in our Privacy Policy.

7. Data Sharing & Consent

When using Kreedl, you may choose whether your information can be shared with other parties on the platform.

For tenant applicants: By submitting an inquiry or engaging with Kreedl's rental qualification process, you agree that the information you provide (including income, employment status, move-in date, and references) may be shared with the relevant property operator or letting agent for the purpose of tenant screening and shortlisting.

For all users: By engaging in a phone call with Kreedl's AI assistant (whether inbound or outbound), you agree that the call may be recorded and the information discussed may be saved in the Kreedl system for the purpose of enriching your profile and facilitating relevant matches. Where required by law, a recording and AI disclosure is provided at the start of the call.

8. Subscriptions & Billing

Certain features may require payment. Payments are processed through secure third-party providers (e.g., Stripe). Prices and features may change; we will notify you in advance of any material changes.

• Subscriptions renew automatically unless canceled in your account settings.
• Subscriptions have a minimum commitment period as specified at the time of purchase.
• Refunds are handled in accordance with applicable law.

9. Cookies, Tracking, and Analytics

Kreedl uses cookies and similar technologies as described in our Privacy Policy. By using the Services, you consent to essential cookies required for functionality. Non-essential cookies (analytics, marketing) are set only with your consent. You can manage cookie preferences through our cookie banner or your browser settings. 10. Acceptable Use

You agree not to misuse Kreedl's Services. In particular, you must not:

• Violate laws or infringe on third-party rights.
• Use the Services to discriminate against any individual on the basis of a protected characteristic, or in any way that violates fair housing or anti-discrimination laws.
• Upload malicious code, spam, or misleading information.
• Attempt to gain unauthorized access or interfere with Kreedl systems.
• Use the Services to build a competing product.
• Use connected integrations to send unsolicited messages or spam through Kreedl's channels.
• Misrepresent your identity or letting mandate when using the platform.

11. AI Outputs & Disclaimer

AI responses are informational and may not always be accurate. Do not rely on them as professional, financial, or legal advice. You are responsible for verifying any information before acting on it.

Kreedl does not guarantee that any tenant placement, viewing booking, or specific outcome will occur as a result of using the platform. All shortlists, briefings, and results are provided on a best-effort, non-guaranteed basis.

AI-generated viewing briefings, applicant analyses, and pipeline recommendations are intended to support – not replace – your own due diligence and letting judgment.

12. Warranties Disclaimer

To the fullest extent permitted by law, the Services are provided "as is" and "as available", without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Services will be uninterrupted, error-free, secure, or free of harmful components, or that any results obtained from the Services will be accurate or reliable.

13. Intellectual Property

All software, design, and content on Kreedl are owned by or licensed to KREEDL s.r.o. You retain ownership of content you submit but grant us a non-exclusive license to use it for operating and improving the Services.

14. Indemnification

You agree to indemnify, defend, and hold harmless KREEDL s.r.o. and its officers, directors, employees, and agents from and against any claims, damages, liabilities, losses, and expenses (including reasonable legal fees) arising out of or related to:

• Your use or misuse of the Services.
• Your violation of these Terms or any applicable law, including data protection and fair housing or anti-discrimination laws.
• Content or data you submit to the Services, including applicant or tenant data you provide without a valid legal basis or required consents.
• Any decision you make in reliance on Kreedl outputs.

15. Liability

To the fullest extent permitted by law, Kreedl is not liable for indirect or consequential damages, loss of data, profits, or goodwill. Our total liability will not exceed the amount you paid in the six (6) months preceding the claim.

Kreedl is not liable for any actions taken by third-party platforms connected through integrations, including data loss, service interruptions, or changes to their APIs or terms.

16. Termination

You may stop using the Services at any time. Upon termination, Kreedl will disconnect all active integrations and cease processing data from connected platforms. You may request deletion of your data in accordance with our Privacy Policy.

We may suspend or terminate your access if we believe you violate these Terms or applicable laws. Certain provisions (e.g., intellectual property, indemnification, warranties disclaimer, liability) survive termination.

17. Changes to These Terms

We may update these Terms from time to time to reflect legal, operational, or product-related changes. If changes are material, we will notify you via email or an in-product notice. Your continued use of the Services after the effective date of the updated Terms means you accept them.

18. Governing Law

These Terms are governed by Czech law. Any disputes will be resolved by the competent courts in Prague, Czech Republic.
